What’s Included in Corey’s Turnkey Home Construction Package?

If you’re shopping for a new home in Pennsylvania, Maryland, Virginia, or West Virginia, you’ve probably come across the term turnkey house construction. It sounds simple enough, but many homeowners still have a fair question: What does a turnkey modular home actually include?

It’s an important question to ask, because not every builder uses the term the same way. At Corey’s Construction, our turnkey modular homes are designed to be move-in-ready upon completion. We’re also transparent about the few items that can’t be standardized from one property to the next. 

This is because our turnkey construction process should reduce surprises, not create them. Here’s a quick breakdown of what is and what isn’t included in our Standard Turnkey Package. What Is Included in Corey’s Construction’s Standard Turnkey Package

The Corey’s Construction Standard Turnkey Package is built around the goal of delivering a completed home rather than just a house shell or a factory order. Here’s an overview of the features included in all our floor plans, including site work, foundation, exterior finishes, interior finishes, kitchens, bathrooms, and more.

1: Planning and Project Coordination

The valuable parts of a Corey’s turnkey home construction happen behind the scenes, both before and during the build. This includes planning and coordination, such as reviewing your floor plan, conducting site visits, working through estimates for selected options, helping prepare the contract and budget, providing lender documentation, and keeping the project moving through the construction process.

Our home buyers also receive access to BuilderTrend so they can participate in and follow the construction process more closely.

2: Site Work, Basement, and Homesite Mechanicals

At Corey’s Construction, your modular home project is not treated as “we’ll deliver the home, and you figure out the rest.” Instead, your new homesite and foundation are prepared so the modular home can be properly delivered, set, and completed.

Site Work Includes:

• All necessary excavation for foundation

• Backfilling foundation with existing fill

• Strip and re-spread available topsoil

• Construction entrance specified by jurisdiction

• Paved front entrance - per jurisdiction code

• Seed and mulch - per jurisdiction code

• Soil erosion control - per jurisdiction code

• Cleaning and waste removal

Note: Site work does not include removal or haul-in of the “fill” and rock removal is not included. Site-specific fees may apply for each jurisdiction code.

Full and Unfinished Basement Work Includes:

• Full 9' unfinished basement per modular plan

• 9' tall- 8" thick concrete structural foundation walls

• Egress window required by code - window with well, ladder, & cover

• 3 hopper windows

• 8" of 57 stone under basement slab

• 4" concrete basement slab

• Rubber-sprayed membrane exterior waterproofing

• Graspable handrail, pine box stairs, 2x6 blocking on wall for code

• Standard stairwell dimension of 38"

• Foundation drains with sump pump or daylight drain

Your new home’s site work also includes insulation per local codes, including ceiling, wall, and basement insulation. Also included are your home’s on-site mechanical systems, from plumbing to electrical to HVAC. Here are examples of on-site mechanicals included with each Corey’s turnkey home construction.

• All necessary documents and permits

• All necessary metal ductwork as designed

• Electrical hookups for HVAC units

• Outside air-handler with aluminum brackets hung on wall

• Floor vents

Plumbing

• All necessary documents and permits

• 50-gallon electric water heater

• Necessary water supplies from well pressure tank to fixtures (well tank not included)

• Necessary drains from fixtures to septic, and sewer equipment in foundation

• Plumbing for washer and wire for dryer

• Hookups for dishwasher

Electrical

• All necessary documents and permits

• 200 amp meter socket with connection to panel

• Installation of modular panel

• Provide and install all code-required electrical and lighting for basement

• Full-size 200 amp main service with circuit breaker protection

• GFI protection for 3 exterior receptacles

• Front door chimes (wired or battery)

• AC/DC smoke detectors placed per code

3: Your New Home’s Construction and Exterior

Our turnkey approach is designed to go far beyond the structural shell and bring the home to completion. Here are the modular home’s exterior and construction essentials. These exterior and construction elements of your new modular home include:

  • 3/4 depth adjustable shelves in base cabinet for extra storage

  • 1/4" plywood overlay on all exposed ends, stain finish

6: What’s Included in Your Modular Home’s Bathroom

The bathroom is also one of the most important spaces in a new modular home. Here’s a quick overview of bathroom essentials included in our turnkey home constructions.

• Bath:

  • 60" fiberglass tub/shower main bath

  • 60" fiberglass shower master bath

  • Fiberglass garden tub with walls (some models where shown)

• Sink faucets per plan:

  • Sink & shower/tub faucets in nickel or bronze per plan

  • Roman tub faucets in nickel, bronze, or chrome per plan

• Porcelain vanity bowls in all baths

• Power vent ceiling fans with light in each bath

• 1-3/4" wood mirror frame (matches vanity)

• Brushed nickel or bronze vanity lights

• 1.6 gallon porcelain elongated bowl toilets

What Is Not Included in the Standard Turnkey Package

While our Standard Turnkey Package covers a lot, some items can’t be included in the base price because their costs can fluctuate too much from one build to the next. Here are the items NOT included in Corey’s turnkey pricing. These are specific to each project based on your custom build site.

• Permit fees: Permit costs vary depending on location, land, and house. Any fees due to the county and state governments are not included in turnkey pricing. They are the customer’s responsibility.

  
  

• Additional excavation: Basic excavation costs are covered in the base price for your home; however, some sites may vary from this standard spec and may require additional expense to the lot for building. The three most common excavation variances are the removal of rock, trees, and/or fill dirt. Some lots require additional fill dirt for the build site. If your site needs additional excavation, the cost will be your responsibility.

  
  

• Power hookup: Our base price includes all the necessary electrical work to get your home up and running; however, any power provider will charge a fee to tie into their grid. Since that charge varies by county and state, it is the responsibility of the client.

  
  

• Well and septic: Corey’s will complete all necessary septic and well work; however, because wells vary in depth and requirements by state, we can't include this in our standard base price. Additionally, septic tanks vary in requirements and styles. For these reasons, they are separate allowances not included in the standard base price.

  
  

• Porch and garage: Similar to our appliance packages, a wide variety of options are available when selecting your porch and garage. These items are priced separately and not included in our standard house base prices.

Corey’s Standard Turnkey Construction Package covers the major components needed to deliver a completed modular home. However, as we noted above, some items cannot be standardized across all projects.
