
OUR BUILDING PROCESS
Taking your vision and making it reality
Overview
Over the course of our 25 years in business, we have developed a process that ensures we can provide you with a move-in ready home within 12-14 months of your signed Design Agreement. Our process can be broken down into 3 main phases: Planning, Pre-Construction, and Construction.


Planning
In our first meeting we will accept your Design Deposit of $2,500 which reserves your slot in the schedule and grants you access to our project management software program, BuilderTrend. In this phase you will select and customize 1 of our 300+ floor plans and begin seeing your new home come together.
Builder Responsibilities:

Schedule a Selection Meeting to review the details of your custom home

Create a BuilderTrend account for you to participate in the construction process

Conduct a preliminary site visit and provide information about the building site

Obtain the first draft of plans from the modular manufacturer

Provide estimates and scope of work for any unique options
-
Create final contract & budget
-
Send all necessary documentation to your lender

Outreach to local jurisdictions to meet permit requirements
Home Owner Responsibilities:

Sign & return any State and County paperwork

Open a Work Order with your local Electric company
-
Get a list of required documents from your lender
-
Customize your floor plan
-
Work with your lender through their loan process
-
Approve Final Contract and Budget
-
Provide a Well Completion Report or Public Water Approval letter
-
Provide a septic design or Public Sewer Approval Letter

Pre-Construction
Congratulations! At this pint you've made all the selectins for your future home and you can now move forward with the Project Approval. Corey's Construction will take care of all the fine details of approvals and communication across all of our departments.
Builder Responsibilities:

Coordinate sub-contractors

Coordinate materials & Vendors

Submit floor plan drafts for state approval

Site meeting with all trades

County and State approval meetings

Meet with Electric company

Internal Pre-Construction meeting

Finalize Schedule
Home Owner Responsibilities

Approve the structural floor plan

Approve the selections
-
Approve any on-site scopes (porch specs, foundation, etc.)

First Draw Payment

Customer approval of Manufactures' Order

Construction
At this point your house has been ordered and we can begin focusing on site work as we wait for the boxes to be delivered to your build site. Once your house is delivered we will set and seal your home and begin adding all finishing touches before we hand the keys over to you and your family!
