7 Things You Didn’t Know About Modular Homes (But Should)

If you’re looking into building a new home, there’s a good chance you’ve heard of modular homes. But let’s be honest; there’s also a good chance you’ve got questions. Are they the same as mobile homes? Can I customize one? Do they hold their value?

So let’s clear up the confusion. Here are seven things you probably didn’t know about modular homes — but definitely should.


  1. They’re Built to the Same Codes as Traditional Homes


Let’s tackle one of the biggest myths right out of the gate: modular homes are not the same thing as mobile homes.

Modular homes are built in sections at a factory, yes, but they’re held to the exact same local and state building codes as traditional site-built homes. That means everything from electrical and plumbing to energy efficiency and structural safety is inspected, certified, and up to code. Once it’s placed on a permanent foundation, a modular home is treated like any other house.

Modular homes are constructed in sections (modules) in a climate-controlled factory, then set on a permanent foundation — and they must meet the same locally adopted building codes (IRC/IBC) as site-built homes. That’s a completely different code path from HUD-code manufactured homes. The National Association of Home Builders (NAHB) clarifies this distinction, noting that modular homes are inspected by third parties before leaving the factory and again on site.

There’s a long-standing rumor that modular homes don’t hold their value. We’re here to tell you that’s just not true.

Because modular homes are built to the same codes and placed on permanent foundations, they’re treated the same in the real estate market. When well-maintained and located in a good area, they appreciate just like traditional homes. 

Modular is not the same thing as manufactured: Manufactured homes follow federal HUD standards and are built on a permanent chassis. Whereas modular homes follow state/local codes and are set on permanent foundations — so they’re treated like site-built traditional homes in permitting, inspection, and resale.

Modular homes can typically be move-in ready in 10 to 12 weeks (just a couple of months), while traditional builds often take at least 6 months (usually years). Since construction happens indoors, bad weather isn’t a factor, and factory scheduling is much more efficient. That means fewer delays—and fewer headaches.
