Modular Home Planning in West Virginia's Eastern Panhandle

Considering land near Martinsburg, Charles Town or Berkeley Springs for a modular home? Start with the exact proposed homesite and the questions that determine whether your selected home and construction scope fit the property.

Corey’s Construction is based at 4760 Zane A Miller Drive, Waynesboro, PA 17268. We consider qualified build sites within a 75-minute drive of that office across eligible portions of Pennsylvania, Maryland, West Virginia and Virginia. Every address needs confirmation; an Eastern Panhandle town or county name alone does not establish coverage. Montgomery County, Maryland is excluded. Review our service-area guidance before making assumptions about a parcel.

Find the right local starting point

Confirm the county and any municipality responsible for the actual property, then ask which offices handle the proposed work. The following official resources help you find current information; they do not replace a property review or establish that an approval has been granted.

Walk through access and utility questions together

Look beyond the place where you want the house to sit. Discuss the delivery route, turning space, overhead obstructions, grades, crane position, foundation location, drainage and utility routes. Factory construction still requires delivery, setting and substantial completion work at the property.

Bring existing well, septic, public-water or sewer records when available. Ask whether the proposed home needs new or revised approvals and who obtains each document. A building-related approval does not by itself confirm every utility or site-work step is ready. Our well and septic planning guide explains questions about documentation, responsibilities and allowances.

Separate the home price from the finished project

Review the Standard Turnkey Package alongside an itemized written proposal for your site. Identify fixed-price work, allowances, exclusions and unresolved property conditions. Well and septic items are separate allowances; permit fees, utility charges, excavation and optional features can add to the total. Confirm builder, homeowner and third-party responsibilities before approving work.

If you are comparing modular with site-built construction, use equivalent home size, finishes, foundation and site-work scope. If you are building on family property, begin with ownership, boundaries and access questions in our family-land guide. Neither a construction method nor a nearby completed home guarantees the same budget or timeline for your parcel.

What to send for the first discussion

Send the exact address or parcel location, land status, any survey and utility records, preferred home size or floor plan, known access concerns and desired timing. The building process explains the stages to discuss after initial service confirmation.

Call sales at (717) 844-6589 or share your Eastern Panhandle build address. We can identify the next questions for your property without treating a county name, allowance or preliminary discussion as a final approval or completed-project price.
