Twenty-five years ago, Corey Green and his family business perfected the ultimate home building system through a turnkey construction process that has forever changed the future of modular home building. It all began in 2001 — building his family’s 5,500-square-foot stone home in Hagerstown, Maryland. That project led directly to his first independent customer, and Corey’s Construction officially launched soon after.

Fast-forward to today, and Corey’s Construction is now one of the most-trusted regional builders, delivering customizable modular homes across Maryland, Pennsylvania, Virginia, and West Virginia. Recognized as “Builder of the Year” in 2024, Corey’s continues to grow.

“25 years in, we’re proud of where we started,” Corey says. “And we’re even more excited for what’s ahead!”

Below, Corey shares 25 facts about his family business and about the modular home building process that you may not know, including dispelling many of the myths about modular construction.

1. At Corey’s Construction, our strength isn’t just in the homes we build — it’s in our people

Many of our 35-plus employees — from project managers and craftsmen to accounting staff and a pre-construction team — have been with us for a decade or more, and some were even clients themselves, reflecting the stability, trust, and family-like culture that sets us apart.

2. Corey’s builds modular homes that offer the same quality and value (if not more) than traditionally constructed homes.

One of the most common myths about modular homes is that they lack the quality of a traditionally built home. But our modular homes undergo quality control inspections during construction inside the factory and on-site, meeting and exceeding traditional standards.

3. Modular homes are scalable and come in a wide variety of sizes and styles.

From small homes to large multi-story buildings (both residential and commercial), our modular approach allows for scalable design and construction. There’s no size limit!

4. Corey’s modular homes are energy efficient.

Our homes are built with energy-efficient materials and methods, including 2x6 exterior walls, quality insulation, low-e windows, and insulated exterior doors. Ask us about more energy-efficient options!

5. Our modular homes are environmentally friendly.

Corey’s modular homes often have a smaller environmental footprint compared to traditional construction methods, and our controlled, factory environment reduces waste. We use sustainable materials and energy-efficient systems.

6. Modular homes are faster and often more cost-effective to build.

Building homes in a factory-precision environment is faster and eliminates weather delays and costs that plague traditionally built homes.

7. Home buyers can design their own floor plans for their new modular homes.

Our customers often ask if they can design their own floor plans. Yes, they can choose from one of our customizable floor plans or bring their own modular plan.

8. You don’t have to hire your own contractor when you buy a Corey’s modular home.

From the first conversation to move-in, we can handle the construction process and coordinate key site items like excavation, foundation, and well/septic (as applicable).

9. Our customers can do some of the work themselves to build a modular home.

In some cases, yes, you can do some of the work, if you have the experience to manage it properly. We can structure a package to fit what you want to take on.

10. Just like with a traditional home, you have financing options.

Most lenders finance modular homes similarly to site-built homes. You can use your own lender, or we can share lender referrals we’ve worked with successfully.

11. Corey’s modular homes are covered by a warranty.

Our homes include a one-year limited warranty and a 10-year structural warranty. Many components also carry manufacturer warranties.

12. Acquiring land is a crucial first step in building your new modular home.

Our clients do need to purchase their own land. Got questions about your lot? We’ll schedule a site visit to review buildability and discuss your home development needs.

13. Modular homes can be designed with basements or crawl spaces.

Our pricing typically includes a 9' unfinished basement. Prefer a crawl space instead? We can review options and any applicable credit.

14. Modular homes offer multiple advantages over traditionally built houses.

“Can I customize one? Are they really that much faster to build? Are they energy efficient?” The answer? Yes! Below are some more facts highlighting the advantages of turnkey modular constructions.

15. The modular turnkey construction process offers more protection from the elements.

Corey’s modular homes are built indoors in a controlled facility — reducing exposure to rain, snow, and moisture issues common with site-built framing.

16. Corey’s modular homes offer plenty of design flexibility.

Choose from hundreds of plans and options, or bring your own plan to customize. Choose from a variety of layouts, finishes, and design options — all built with precision in a controlled environment and delivered ready for assembly.

17. We’ve built 250+ homes across four states and 20 counties, and we’re still growing.

After 25 years in business, Corey’s is proud of the scale we’ve reached, including our footprint across multiple states, with beautiful homes built in a world-class manufacturing facility.

18. Our process is designed to get you to a move-in-ready home within 12–14 months of signing your design agreement.

We’ve refined a three-phase approach: Planning, Pre-Construction, and Construction. So our clients know what’s happening and what’s coming next.

19. At Corey’s Construction, we can give accurate pricing upfront.

Our model-based pricing and standard Turnkey Package help us provide accurate cost information early, and we encourage a quick 10–15 minute call to talk pricing in your specific area.

20. We clearly spell out what’s included in the base price — from site work to kitchens and bathrooms.

Our Turnkey Package is designed to cover what you need to end construction with a move-in-ready home, and it lays out what’s included across our floor plans (site work, foundation, finishes, kitchens, bathrooms, and more).

21. Our Benchmark collection is built for maximum customization — and spans 1,500 to 4,000+ sq. ft.

It includes American Dream, Lake & Lodge, and Modern Living, with broad material/color options, many window choices, high insulation value, and fully customizable kitchen and bath modifications. See our Floor Plans to learn more.

22. Yes, we can do fully custom plans, but we only take on a limited number each year.

A “custom” floor plan typically means a design not chosen from one of our manufacturers (built from scratch by our in-house design staff), or a project using materials outside our standard vendor list.

23. We offer floor plan options for cost-conscious modular home buyers.

Our Homestead Series of modular homes offers a great value for the budget-conscious home buyer looking for affordable fixtures. This series takes advantage of all the efficiencies that modular construction has to offer.

24. We make it easier to choose a home design with immersive 3D tours you can walk through from your computer.

You can explore layouts and details with our 3D virtual tours of modular homes — bridging the gap between “I think I like it” and “I can actually picture living here.”

25. After 25 years, Corey’s is still family-owned and operated.

Corey is still doing what he loves every day, and that pride shows in the care, communication, and craftsmanship from start to finish. Contact us to ask Corey any questions, discuss your dreams about building a new construction, and we’ll get back to you to guide you through the process of turnkey construction and modular building.
